In everyday life we always look to get the best value for money, whether it is buying new clothes or trying to switch our energy providers. When it comes to selling your property (often the biggest asset you own) should you look for value in cost or value in service?
Your Choice Of Estate Agent
The most important aspect of this is that you have the choice of which type of estate agent you would like to instruct when it comes to selling your property. Here we have looked at the pros and cons of the two different types:
Online
There are more and more online estate agents ‘popping up’ all the time as this seems to be a popular way to sell your home. As the years go by, our generation are becoming more tech savvy enabling us to feel at home with an online service. Often this is a most cost-effective way to sell your property however there is normally an upfront charge and the service they provide is purely online.
This means that you will need to liaise with potential viewers and carry out the viewings yourself. One of the biggest questions we ask those who are suggesting they use this option is; What experience do you personally have in selling property?
Traditional
The traditional estate agent is one you are likely to find on the High Street of your nearest town. They will have an office that you can visit and members of staff working 7 days a week. In our opinion, people buy from people and when it comes to estate agency you know that you can have a more tailored and personalised service from a human being and not just rely on the Internet to sell your property.
There is much more to selling a property than just advertising on the portals. Matching prospective viewers to your property, arranging and carrying out viewings and the most important part; dealing with offers and getting sales agreed.
Often, viewers feel more comfortable being shown around the property by the estate agent and the not the homeowner. By instructing an agent to fully market your property can take the emotion out of the process and treat it more like a transaction. This may sound a little formal but its important to remember from day one.
If you are looking to discuss the progress of your sale, the online agents are not likely to help you.
After all, you have already paid them to do their job; advertise the property. At least with an experienced team on hand, you can visit them in the office to discuss and put together a strategy to get the property sold. Also, the ‘no sale no fee’ approach is very attractive to those who do not want to pay an upfront fee and are happy for the agent’s fee to be deducted from the sale proceeds.

Remember, the option is entirely up to you, but our advice is for you to take the time to look at all the pros and cons of which type of estate agent to use.
